The real estate forecast for Lake Highlands
What's the latest on the streets of LH?
Many real estate and financial analysts are bullish on a great 2011 for residential real estate in Dallas, Texas.

Here in Lake Highlands, we'll take that as really good news.

According to Steve Van Amburgh, CEO of KDC Real Estate Development and Investments as reported by the Dallas Business Journal in December, "We're very optimistic about 2011, primarily because corporate America seems to have a lot of pent-up demand, and they're opening up their pocketbook and capital is flowing."

Coupled with that, Federal Reserve Bank economist Mine Yucel reports that Texas could gain 250,000 jobs next year.

“Pending home sales at the end of of December 2010 are than at the end of December 2009,” says Mary Frances Burleson, CEO of Ebby Halliday Realtors, Inc.

“Based on that fact, we predict an increase in closed sales during the first months of 2011.”

So how did Lake Highlands fare in 2010?

Overall, most neighborhoods in LH either held their own, or increased.

Based on 2010 MLS statistics, 10 of the 15 sub areas in Area 18 (which is largely Lake Highlands) saw an increase in cost per square foot and sales price.

Conversely, five other sub areas saw a decrease.

Year to date, 10 sub areas were down in total number of sales, while five sub areas were up. Average days on the market dropped from 87 days to 86.

Taking into account all 15 sub areas, the average price per square rose from $110.13 to $110.47.

“While December was typically quiet, January is off with a bang with a lot of listing appointments and homes going on the market earlier in the year than ever before,” says Lake Highlands Realtor Glen Christy.

Business partner, Jason Thomas, agrees.

“There are a lot of great buying opportunities in the market right now, and with interest rates still so low it truly may be the best time to buy or sell a house.”
